Experion isn’t the loudest name in Gurgaon real estate, but it’s one buyers increasingly shortlist. Here’s a plain account of who they are, what they’ve built and why their funding model matters.
The basics
- CompanyExperion Developers Pvt. Ltd.
- In India since2006
- ParentExperion Holdings, Singapore
- GroupAT Capital Group
Experion is a 100% FDI-funded developer. Its Singapore parent is the real-estate arm of AT Capital Group, which also invests in renewable energy, private credit and public markets. Experion’s head office is on the 8th floor of its own Milestone Experion Centre on NH-48.
Why the funding model matters to you
Many Indian developers fund construction largely from buyers’ instalments. When sales slow, so does construction. A developer backed by a parent’s capital is less exposed to that cycle. It isn’t a guarantee — nothing is — but it’s a meaningful point when you’re buying something that won’t be finished for several years.
What they’ve finished in Gurgaon
- Windchants, Sector 112 — 563 homes on 23+ acres with a seventh-level skywalk.
- The Heartsong, Sector 108 — a 15-acre community of 2, 3 and 4 BHK homes.
- The Westerlies, Sector 108 — a 100+ acre township of plots and villas.
- Milestone Experion Centre, NH-48 — a LEED Platinum office and retail building.
The big advantage: you can visit every one of these before buying something new from the same developer.
What’s under way
- The Trillion, Sector 48 — registered in 2025, designed by DPA Singapore.
- One42, Golf Course Road — 4 and 5 BHK, registered in 2024.
- Windchants Nova, Sector 112 — 60 homes in one new tower.
- Emerelle Reserve, Sector 88A — pre-launch, RERA awaited.
Beyond Gurgaon
Experion also has Elements and Saatori in Noida, Experion Capital and Experio in Lucknow, and Virsa in Amritsar. Across India it reports about 10.96 million sq. ft. built or under way.
The design signature
If there’s one thread through Experion’s Gurgaon work, it’s density. Windchants has about 24 homes an acre. The Trillion leaves more than 80% of its site green. Windchants Nova puts two homes on a floor. Experion tends to build fewer, larger homes with more open space — and that shows up in how the finished projects feel.
What we’d still check
A good developer is a reason to shortlist, not to skip the paperwork. For any Experion project, read the HARERA filing, confirm the possession date in writing and pay only into the project’s account. Our HARERA guide shows you how.
