If you’re looking at Experion in Gurgaon, you’re mostly looking at the Dwarka Expressway. Windchants, Windchants Nova, The Westerlies, The Heartsong, Hub@108 and the new Emerelle Reserve all sit along it. So it’s worth understanding how this corridor has changed — and where it’s still catching up.
What changed when the expressway opened
For years, buyers in these sectors were promised a road that wasn’t finished. That changed in 2024, when the Haryana stretch of the Dwarka Expressway opened to traffic. Since then:
- Delhi got closer. Sectors 108 and 112 are right at the Delhi border, and Dwarka is now a short, signal-light drive away.
- The airport got easier. IGI Airport’s Terminal 3 is roughly 20 minutes from the Windchants side, traffic permitting.
- A new anchor arrived. Yashobhoomi, India’s big international convention centre in Dwarka Sector 25, opened nearby and brought a metro extension with it.
- NH-48 links improved. The southern end of the expressway now connects to NH-48, so central Gurgaon and Cyber City are easier to reach.
Three zones, three different buys
Sectors 108–112: the finished end
This is where Experion’s delivered homes are. Windchants and The Heartsong are lived in, and The Westerlies has plots and villas. It’s the most settled stretch, with the Delhi green belt next door. Buyers here are paying for certainty: you can see exactly what you’re getting.
Sector 112 new supply: Windchants Nova
Windchants Nova is new construction inside a finished estate — a rare mix. You get a new home without waiting years for the neighbourhood to grow up around it.
Sector 88A: the growth end
Further south, Sector 88A is where Emerelle Reserve is planned. Prices here are lower, but so is the level of finished infrastructure. Shops, schools and hospitals are arriving sector by sector.
What still needs work
We’d be doing you a disservice if we only listed the positives:
- Social infrastructure is uneven. Some sectors have schools and markets; others have only towers.
- Peak-hour traffic is real at the junctions where the expressway meets local roads. Drive it at 9 a.m. before you decide.
- Heavy new supply from many developers means resale in under-construction projects can be slow in the first years.
Our read
The corridor has moved from “promise” to “working road”. For end users, the finished Sector 108–112 end is the safer pick today. For buyers with a longer horizon, Sector 88A offers a lower entry price in exchange for some patience. Either way, choose a developer with a track record on this road — and Experion has one you can visit.
